Insulation Contractor in Miramar Beach, FL - Cooler Upstairs Rooms by the Gulf
Fort Walton Beach Spray Foam Insulation insulates attics, walls and the spaces under houses in Miramar Beach, FL. We find what's letting the heat in, fix that first, then add spray foam or blown-in insulation where it counts.

Miramar Beach houses take the Gulf heat head-on
Miramar Beach runs along the Gulf just east of Destin, and a drive down 98 shows the mix we work in: condo buildings by the water, beach cottages, and neighborhoods of bigger two-story homes set back from the sand. A lot of the houses we get called to are newer and built big, with tall ceilings, a bonus room over the garage and rooflines that break the attic into pockets. The older ones tend to have attics nobody has touched since the roof went on.
That shapes the job. Insulation runs thin in those pockets and over the garage room, and the air handler and ducts usually sit up in the attic, so attic heat ends up in the air coming out of your vents.
What we know from working in Miramar Beach
Here the permit office is Walton County's Building Division, which issues building permits for work it has to inspect and also issues contractor licenses, so it's a fair place to ask about whoever you hire, us included. When a project has to clear the county's planning review first, that review has to finish before the Building Division issues anything, and that adds time. When a job needs a permit, we pull it and handle the inspections, and we confirm first whether the address falls under a city or the county, because a mailing address doesn't settle that. The department works out of its main office in DeFuniak Springs, a good haul from the beach, so we make those trips and you don't. We're licensed and insured.
We're an insulation contractor based in Fort Walton Beach, so Miramar Beach is a straight run east on 98, and in summer we plan our start times around beach traffic. The price turns on how big and open your attic is, whether old insulation has to come out first, and whether you go with spray foam or with sealing the gaps and adding blown-in. The schedule turns on those same things, plus any permit and the heat, since a summer attic here is no place for a person by mid-afternoon. When I come out, I'll tell you what I found and what I'd fix first, and the estimate puts a number on it.

Gulf heat and damp are hard on an attic
Summer here is long, hot and wet, and the attic takes the worst of it. When the ductwork runs through that heat, cold air picks some of it up on the way to your rooms, which is why one bedroom never quite cools down. Foam costs more, but it seals air while it insulates and brings the ducts inside the cooled part of the house, so when the ducts live up there, foam is usually the one I'd point you to. When they don't, sealing the gaps and topping up blown-in insulation, which is loose fill blown in through a hose, is usually the better spend.
The damp shows up in older attics too, where insulation pushed into the eaves has buried the vents and the framing has started to stain. We clear those vents before we add anything. Basements are rare this close to the Gulf, but the few lower-level rooms we see here get the same moisture-first thinking as our basement insulation work.

How a Miramar Beach insulation job goes, start to finish
Call or send the form
Call (850) 357-6549 or send the form and tell us what's going on, whether it's a hot bedroom or a power bill that keeps climbing. I'll set a time to come look.
I go up and look
I go up in the attic or under the house myself and check how many inches are already there, the eave vents, and the gaps around lights, pipes and the hatch. Clearing a path to the attic hatch or the crawl space door saves us both some time.
Hear what I'd fix first
I tell you what I found and the order I'd fix it in, then leave you an estimate. If something has to come before the insulation, you'll hear it from me before we talk about anything else.
We handle permits and repairs
When the job needs a permit, we pull it and handle the inspections. Then we fix or flag what has to come first, like soaked insulation or buried vents.
Seal, insulate and walk through
Our install crew seals the gaps, then insulates, with me checking in as the work goes. When it's done, we walk you through it so you know what's up there.
What insulation work looks like
Insulation questions from Miramar Beach homeowners
How much does it cost to insulate an attic in Miramar Beach?
An attic job here is priced on the attic itself, meaning its size, how hard it is to move around in, and what has to come out before new material goes in. Big two-story houses with knee walls and attic pockets take more hours than one open attic, and spray foam costs more than sealing and blown-in. I'll put a number on your house once I've been up there.
What causes one upstairs bedroom to stay hot in a Miramar Beach house?
Usually it's thin insulation over that room, air leaking through the attic, or both. Rooms over a garage or under a low roof pocket are the usual suspects, because insulation runs shallow there and air slips through gaps around lights, pipes and the hatch. A long duct run through a hot attic makes it worse, so I check all of that before I suggest adding anything.
How do I tell if the old insulation in my attic needs to come out?
If it's been wet, is matted down or is full of droppings, it comes out, because new insulation over a bad layer just buries the problem. Dry, clean insulation that's only thin can usually stay, and we seal the gaps and top it up. I'll tell you which one you've got and show you why.
Which building code applies to insulation work in Walton County?
Projects with building permit applications submitted after December 31, 2023 have to be designed and built to the 2023 Florida Building Code, according to the county's permits page. When one of our jobs needs a permit, that's the code the work is checked against, and we build to it.
Do I need a permit to insulate and air-condition a shed in Miramar Beach?
The county's permit exemption for owner-built sheds won't cover it once it's cooled, because that exemption applies only to sheds that aren't heated or cooled, are detached, are under 400 square feet and sit outside the Coastal Building Zone. Even exempt projects still have to check with the county's Planning Department. Look over the county's permit rules or ask me, and we'll sort it out before anything goes in.
Does a coastal flood zone change how you insulate under a raised house in Miramar Beach?
Under a raised house, yes. We lean toward closed-cell foam, a dense foam that blocks moisture, because batts under there soak up water and fall down. The county requires buildings to be built in ways that limit flood damage, and if a project adds a structure in a V, VE or Coastal A zone, it needs a V flood zone certificate.
